Project Overview:

Project:

Construction of a residential development comprising nine flats, totalling 8,500 sq ft.

Employer’s Agent:
Contract Type:
Completion Date:

Scope of Work:

1.Demolition:
Complete removal of the existing structure to prepare for new construction
2. Substructure and Superstructure:
Foundations: Execution of groundworks and construction of reinforced concrete (RC) foundations to ensure structural stability.
Lower Ground Floor: Construction of a ground-bearing RC slab, providing a solid base for the building.
Upper Floors: Erection of four additional storeys using pre-cast hollow core concrete planks supported by blockwork and steel beams. This method offers efficiency and structural integrity.
3. Additional Structures:
Construction of retaining walls and outbuildings as specified in the project plans.

Geotechnical Considerations:

The site is characterised by chalk formation ground, necessitating extensive excavation. Building on chalk presents unique challenges, such as potential dissolution features and variability in chalk grades, which can impact foundation stability. A thorough geotechnical assessment is essential to identify and mitigate risks associated with chalk dissolution and to design appropriate foundation solutions.

Construction Methodology:

A mixed-design approach was adopted to address the site’s specific conditions:
  • Lower Ground Structure: Utilisation of an RC frame to provide robust support and durability, accommodating the site’s geotechnical requirements.
  • Upper Structure: Construction of upper floors using blockwork combined with steel beams, supporting pre-cast hollow core slabs. This technique ensures structural efficiency and aligns with modern construction practices.

Site-Specific Challenges:

Constructing on chalk substrates requires careful consideration of potential geotechnical issues, including
  • Groundwater Management: Chalk formations can present challenges related to groundwater control, necessitating effective dewatering strategies during excavation and construction phases
  • Foundation Integrity: Addressing the risks associated with chalk dissolution features is crucial to prevent subsidence and ensure long-term stability of the structure.

By implementing a comprehensive geotechnical assessment and adopting a tailored construction methodology, the project aims to mitigate these challenges and achieve a successful and durable residential development.
